Local property owners and custom builders

We pursue this work as deliberately as we pursue public contracts, and we hold it to the same standard. Fixed bid-item pricing, a written scope with inclusions and exclusions stated plainly, and a site left clean. No brokered crews, and no open-ended time and materials unless you ask for it.

How a job runs

From invitation to closeout

01

Scope and site review

We review the documents or walk the site, confirm what is and is not included, and identify the permits, utility locates, and access constraints that drive cost.

02

Itemized proposal

You receive a bid schedule with units, quantities, and unit prices, plus stated inclusions, exclusions, and assumptions. Nothing is buried in a lump sum.

03

Submittals and mobilization

Safety plan, schedule, product submittals, and insurance issue before mobilization. Locates are called and traffic control is set as required.

04

Execution and documentation

Daily quantities tracked against the bid schedule. Progress invoices reference completed bid items only.

05

Closeout

Final grade, cleanup, record drawings, as-built forms, certified payroll affidavits, and lien releases as applicable.

06

Standing availability

Once we have worked with you, we hold bid capacity for your invitations and treat your solicitations as a priority.

Send us the plans.

Bid documents, a sketch on a napkin, or a walk of the property — any of the three is enough to start. Time-sensitive bids: call and you will reach an owner.
